Start clearing out your closets, because Saturday, April 4th Stone Brooke Crossing will have its Third Semi-Annual Community Garage Sale and Open House Tour! There will be a 3-day ad in the local newspapers and an ad in the Dallas Morning News promoting the event. Community maps handed out that will direct people to the Featured Open Houses and Featured Garage Sales. The maps will be handed out at the corner of Crutcher Crossing and Turtle Court and there will be signs and directionals into our neighorhood from 7:00 - 2:00. Make sure you come and grab a donut near the parking lot of the SBC Community Pool, and say Hello!

To be a Featured Garage Sale, go to our neighborhood blog - Stone Brooke Crossing. All featured garage sales will have special balloons at their home identifying them as a featured home. The cost is only $15.00 to participate and must be turned in no later than Monday, March 30.

To be a Featured Open House, please have your real estate agent call us for registration information. We will send them a registration form so that you can participate. The Featured Open Houses will have exclusive advertising and visitors to these Open Houses will have the opportunity to win some awesome prizes! What a great way to get some traffic in our awesome neighborhood and to show off your home! The deadline to sign up as a featured Open House is also Monday, March 30.

McKinney, TX Neighborhood Real Estate Report - Stone Brooke Crossing 2008

Stone Brooke Crossing is a neighborhood in McKinney, TX with approximately 400 homes. Building began in 1998 by Highland Homes, Grand Homes and Sovereign Homes. In 2008 25 homes sold in Stone Brooke Crossing, according to MLS statistics.

The low price went for $139,900 and the high price was $225,000, with sellers receiving 98% of list price on average. The average price per square foot was $75.87.

Out of the 25 sales, 3 were either foreclosures or short sales (12%).

One of the most interesting facts, yet a fact that is hardly ever revealed but SHOULD be, is the fact that 13 of 25 sellers contributed towards buyer's closing costs! Why is this so important? Let's say a home sells for $100,000. The sellers did not pay for any of the buyer's closing costs. Let's say their neighbors with the EXACT same floorplan and condition sells for $100,000, BUT also paid for $5,000 of the buyer's closing costs. Are these 2 offers equal? NO. The neighbor could have also sold the house for $95,000 and NO closing costs and the offer would have been equal. Closing costs need to be factored into comparables.

Another fun fact is that 4 of the 25 had a pool!
