So how did the Collin County real estate market shake out for the first month of the year, January 2009? Here's a breakdown:
- Allen: 53 sales (-32% from prior yr); Avg sales price $230,924 (-12% from prior yr); Avg Days on Market: 99 (- 10% from prior yr)
- Frisco: 115 sales (-22% from prior yr); Avg sales price $259,670 (-4% from prior yr); Avg Days on Market: 75 (-26% from prior yr)
- McKinney: 83 sales (-34% from prior yr); Avg sales price $219,710 (-6% from prior yr); Avg Days on Market: 79 (-17% from prior yr)
- Plano: 144 sales (-30% from prior yr); Avg sales price $238,223 (-8% from prior yr); Avg Days on Market: 82 (+0% from prior yr)
The number of sales are down across the board in double digits. Average days on market, however, saw a decrease in all 4 cities compared to 2008 with Plano staying flat at 82 days on the market.
What does this mean for home sellers? It's even more important to price your home accordingly!! The first 2 weeks on the market are the most crucial. With fewer sales being reported, and more homes to choose from, your home needs to be the cream of the crop!
Remember, sellers have control of only TWO things:
- Price! Don't overprice - enough said.
- Condition! Consult a home stager if necessary.
