- Allen: 1,248 sales (-19% from prior yr); Avg sales price $243,508 (+4% from prior yr); Avg Days on Market: 82 (+ 19% from prior yr)
- Frisco: 2790 sales (-10% from prior yr); Avg sales price $295,517 (+1% from prior yr); Avg Days on Market: 89 (+16% from prior yr)
- McKinney: 1978 sales (-22% from prior yr); Avg sales price $221,887 (-2% from prior yr); Avg Days on Market: 79 (+10% from prior yr)
- Plano: 3429 sales (-16% from prior yr); Avg sales price $274,276 (-1% from prior yr); Avg Days on Market: 68 (+24% from prior yr)
The number of sales are down across the board.
Average days on market are drastically up for all cities compared to 2007.
Average sales prices are relatively flat over the course of the last year, with some months showing a slight gain and some months showing a minor loss.
What does this mean for home sellers? It's even more important to price your home accordingly!! The first 2 weeks on the market are the most crucial. With fewer sales being reported, and more homes to choose from, your home needs to be the cream of the crop!
Remember, sellers have control of only TWO things:
- Price! Don't overprice - enough said.
- Condition! Consult a home stager if necessary. I know some, just ask me!
